No matter how many years you’ve spent hunting on a friend’s property or public land, there’s nothing quite like owning your own hunting land. Here at Heyn Real Estate, part of our specialty includes helping clients purchase hunting land in Wyoming, South Dakota and Nebraska. Before beginning the process of helping you find hunting land for sale, we must share a few factors to keep in mind while searching for hunting properties:

Figure Out Your Budget

Establish a budget and be realistic about what you’re able to spend. Ensure that purchasing this property won’t cause financial hardship based on your income and all your expenses.

Assess Location Restrictions

Place some restrictions on where the hunting properties can be found. If you want it out of town, be sure that it is within driving distance of your home. How much you pay for the land should take into account the travel time.

Find Out What Wildlife Is Located on the Property

If deer reside on the property or if they only pass through, it is imperative to know. Deer trails, animal scrapes and scats and buck scrapes are all signs of deer. Bears and elk may be nearby as well. You will get a better sense of what you can expect from the property if you have permission to set up trail cameras before buying it.

Locate Nearby Water

Water features are ideal on hunting property for sale — but not essential. In most cases, hunting is permitted on neighboring land if there is water. A stream or pond is a welcome benefit; however, as a water source it will not be necessary. Adding a pond or well to the purchase price may be necessary if water is not available on the hunting land for sale.
